How do you calculate repair costs?
We estimate repair costs based off our conversation with the seller and/or a quick property walkthrough. We share this estimate with our as we break down our offer
Will your offer be low if the house needs work?
The condition of the property and the after repair value (ARV) are the main two factors that affect our offer. If the house needs extensive work, our offer will be lower to reflect the required investment that would need to be made to bring the house up to todays standards. However, the offer is still based off market value.
Are there hidden fees?
No, there are no “hidden” fees, however there are costs out of our control when it comes to transferring ownership of a house such as deed recording fees, tax stamps, and prorated property taxes. These fees are directly from the county and typically amount to roughly 1-2% of the sale price of the property. You will be provided with a draft closing disclosure that will list every line item prior to the closing for your review.
